Median days on market has dropped from 77 to 49. Average days on market is 122 to 110. In key floor plans like 4 bed/2.5 bath DOM priced below 430k is below 40. Buyers are still paying attention to maintenance and how the home was cared for sometimes more than updates and renovations. Price smart. Do the pre-market work. It still makes the difference between sitting and early traction.

This illustrates perfectly the intention needed: price factoring the level of maintenance, recent repairs, renovations, street location, features - to sold homes yes - BUT also active homes. Don't let your price sell someone else's house. There are plenty of options - position yourself wisely. Homes sitting are selling for 5-8% less that they started. 

Price Patterns

For the Past 5 Years

April — the ignition month...DOM drops to single digits almost every April. 8 days in 2021, 6 in 2022, 6 in 2023, 7 in 2024, 7 in 2025. Prices range from $390K to $462K in this month.
May — still very strong DOM holds low, 4 to 10 days across all five years. Prices $359K to $457K. The $359K in May 2021 was the early market before prices fully ran up...May 2023 through 2025 consistently sits $425K-$457K.
