Withdrawn, terminated, or expired, these are sellers who came to market, waited, and ultimately stepped back without a result. That number against 7 closings in the same period tells you something important: more homes are failing than closing right now. Active inventory sits at 38 homes, the highest count we have seen all year. New listings are coming in but absorption has not kept pace. Buyers have options, they are taking their time, and they are not making concessions for homes that are not ready.

Seven homes closed in Nottingham Country in June. Two rental properties and Kelliwood Nottingham properties were excluded to keep the focus on the neighborhood we know best.

Two homes closed over list price. Three closed below ask, one of them $40,000 under the original list price after a longer road to contract. The homes that succeeded shared a familiar profile: realistic pricing, good presentation, and no prior history of sitting. The ones that closed below ask entered above what the market would confirm and buyers negotiated accordingly.

702 Calthorpe Court listed at $570,000 and closed at $587,000. 1451 Shillington Drive listed at $399,500 and closed at $410,000. Different price points, same result. Both came to market ready and priced with precision, and buyers responded the same week they listed.

Seven homes are currently pending or under contract with a median list price of $435,000. July and August are historically the softest months in this neighborhood. Showings thin out, buyers slow down, and homes that were already struggling tend to carry that history into September when the conversation becomes much harder.

The market is not closed. It is just honest. Homes priced right and showing well will still find buyers this summer. The ones that are not will be waiting longer than their sellers expect.
